Prince William County has been waiting for its first Publix. The wait just got shorter.

Construction has officially begun on the Publix Super Markets store coming to Ashland Square at the corner of Dumfries Road and Spriggs Road in Manassas — Prince William County’s first Publix location. The Woodbridge Gazette visited the site this week and found the land fully graded and cleared, with erosion control fencing in place and gravel base work already underway — the early signs of serious construction activity.

 No Publix sign yet. But the dirt is moving, and that’s everything.

The store is the anchor tenant of Ashland Square, a 124,653-square-foot shopping center being developed by Saul Centers, Inc., a Bethesda-based real estate investment trust. The center sits at the convergence of the Manassas, Dumfries, and Woodbridge corridors, adjacent to Forest Park High School, and is part of Phase 1 of an 850-home residential planned development — meaning a built-in customer base from day one.

According to Saul Centers’ marketing materials, the Publix is expected to open Fall 2027. We first reported on the Publix lease signing earlier this year — and now it’s happening.

 Route 234 (Dumfries Road) sees approximately 34,000 vehicles per day at this intersection, and Spriggs Road sees about 33,000 — making it one of the higher-traffic retail corners in the county.
